		<description>I agree to a certain amount but I feel the most important step has been missed. Find out what those problems mean, make certain the problem is big enough for the customer to make an explicit need.It is this vital ingredient most sales people miss.

My take on the two simple steps for sales has long been:

1) Help the customer understand their needs (and how much addressing the need is worth)
2) Build their trust that your product/service really delivers on that need

Yours are simpler though - and I like the &quot;seek first to be understood&quot; element.

But it becomes difficult to close sales when the salesperson is missing the pointers that the client gives to help them close the sales. Another thing that happens is that when the client is talking, the salesperson is focusing on what to say next, completely missing what the client said.
